Emergency Maintenance: To better serve you, we provide a 24-hour emergency contract service.  In the event of a life-threatening emergency call 9-1-1 first then contact us.  Contact our on-call technicians by calling 530-751-7040 ext. 5, you will be prompted to leave a message for the maintenance department.  Your message will automatically page a technician 24 hours a day, 7 days a week.  Your call will be responded to promptly.

Routine Maintenance:

Tenants - If your rental unit requires routine maintenance, please download a work order and submit it via this website or by faxing it to 530-751-7035.  Your work order request will be handled as promptly as possible.  Routine maintenance is completed Monday-Friday during regular business hours.

Maintenance Troubleshooting

Kitchen sink won’t drain. Try removing excess food from the disposal. If you have dropped silverware, metal or glass down the disposal try to clear it with your hand. DO NOT turn on the disposal with metal, glass or bones in it. After you have cleared the disposal try using the reset button (usually located on the bottom or side of the disposal). NEVER put fibrous fruits or vegetables (celery, artichokes, or bones) into the disposal.
Bathtub or shower won’t drain. Try removing any hair or other debris that may have collected around the drain. If the bathtub has standing water in it try plunging the drain to clear the clog.
Toilet won’t flush. Check the handle and flushing assembly (inside the toilet tank) is intact. If the chain from the handle to the assembly has become disconnected it is very easy to re-connect. Check the water supply lines at the rear of the toilet to make sure the water is turned on to the fixture.
No water pressure at a faucet. Try removing the aerator from the end of the faucet spout and cleaning out any debris that may have accumulated. If your water was recently turned on or off or maintenance to plumbing fixtures was performed
When a circuit breaker is tripped. Switching the circuit breaker first to the OFF position and then back to the ON position. If that doesn’t work try turning off all the appliances that run on that circuit then turning the breaker OFF and back ON again. Check your appliance manuals for proper electrical operation and to protect them from possible power surges when the breakers are turned back ON.
A/C or Heater blows but doesn’t get cool/hot. Check the thermostat and fan switch first. Check to make sure the switch is turned to AUTO, not just ON. (If it is set to ON the fan will run but will not cool/heat). If the unit has a reset button, try it. Try turning the circuit breaker for the air conditioner/heater OFF and back ON again.

Trident Maintenance understands the need to be readily available to serve the needs of all of our owners and tenants.  The quality and availability of a maintenance crew can be a deciding factor when it’s time to renew a lease.  We can provide an in-house staff that can handle all of these needs for you as soon as they arise or we can be available on an hourly as needed basis.  Either way, the professional manner in which our staff conducts itself will reflect that you want to serve your tenants as opposed to someone collecting a paycheck.

Trident’s maintenance department can handle repairs including routine carpentry work, electrical repairs, locksmith repairs or plumbing problems.  We always obtain bids from outside vendors for the following work:  pest control, roof replacement, paving, and large reconstruction or remodeling work.  A Trident maintenance technician is on call 24 hours a day, 7 days a week, including holidays, for emergencies. In emergency situations, an appropriate maintenance technician or outside vendor will be dispatched immediately.
