Maintenance Emergencies
Trident provides a 24-hour emergency service. In the event of a life-threatening emergency call 9-1-1 first, then contact us.

For maintenance-related emergencies, contact Trident’s on-call technicians by calling 530-751-7040 ext. 5. You will be prompted to leave a message for our maintenance department. Your message will automatically page a technician 24 hours a day, 7 days a week. Your call will be responded to promptly.

Routine Maintenance

For Tenants
If your rental unit requires routine maintenance, please fill out a work order and submit it via this website or fax it to 530-751-7035. Your work order request will be handled as promptly as possible. Routine maintenance is completed Monday-Friday during regular business hours.

For Owners
If you are looking for a qualified team of maintenance professionals to perform routine, emergency, or improvement maintenance on your property, use our online maintenance request form.

It’s fast and easy to report any non-emergency problems. Our maintenance staff will be notified of the issue and will contact you to schedule the repair as soon as possible.

Maintenance Troubleshooting
Many property maintenance issues can be resolved without calling a technician. Try the following and see if you can fix the problem yourself.

Kitchen sink won’t drain. Try removing excess food from the disposal. If you have dropped silverware, metal or glass down the disposal try to clear it with your hand. DO NOT turn on the disposal with metal, glass or bones in it. After you have cleared the disposal press the reset button (usually located on the bottom or side of the disposal). NEVER put fibrous fruits or vegetables (celery, artichokes) or bones into the disposal.
Bathtub or shower won’t drain. Try removing any hair or other debris that may have collected in the drain. If there is standing water in the bathtub, use a plunger to clear the clog.
Toilet won’t flush. Check that handle and flushing assembly (inside the toilet tank) are intact. If the chain from the handle to the assembly has become disconnected, it is very easy to re-connect. Check the water supply lines at the rear of the toilet to make sure the water coming into the toilet is turned on.
No water pressure at a faucet. Try removing the aerator from the end of the faucet spout and cleaning out any debris that may have accumulated. If your water has been turned off to perform maintenance on plumbing fixtures, make sure it is turned back on.
A circuit breaker is tripped. Switch the circuit breaker first to the OFF position and then back to the ON position. If that doesn’t work, try turning off all the appliances that run on that circuit, then turn the breaker OFF and back ON again. Check your appliance manuals for instructions on protecting appliances from possible power surges when the breakers are turned back ON.
A/C or heater blows air but doesn’t get cool/hot. Check the thermostat and fan switch first. Check to make sure the switch is turned to AUTO, not just ON. (If it is set to ON the fan will run but will not cool/heat.) If the unit has a reset button, press it. Try turning the circuit breaker for the air conditioner/heater OFF and back ON again.
