Rental Application FAQ’s

How do I know if a property is still available? If the property Is listed on our website, it is usually still available. (We receive applications 24 hours a day, and never know when an application may come in.) Once we begin processing your application you will either be offered or denied the property.  If someone better qualified is approved and rents the property, we will attempt to find another property to meet your needs.

How do I apply for a rental? You can obtain applications at a property showing, at our corporate office, the apartment community you are applying for, or via our website. Each adult that intends to occupy the property (everyone 18 years or older), must fully complete a separate application and pay an application fee. If you are applying for a rental at one of our apartment communities, return your application to the on-site resident manager at that location. The application must be returned with a valid form of identification and the application fee.

What are the qualifications to rent? Our guidelines require you have a verifiable income of three times the monthly rent, two years of favorable rental references or home ownership, good credit with creditors who report to a credit agency and a clear eviction record. Negative credit ratings, lack of employment references, and/or a lack of income may be grounds for denial of your application. Unverifiable income includes non court-ordered child support, business income without a tax return and gift money.

Do you take cosigners? Some properties will accept a co-signer if you lack credit or rental references. If that is the case, we will accept a co-signer with verifiable income sufficient to qualify for both their living situation and for the property they are co-signing for. The co-signer must complete the rental application and pay an application fee ($25). Application fees are non-refundable. Co-signers will not be accepted for applicants with negative credit ratings.

How long will it take to process my application? Trident processes applications as quickly as possible (usually within 24-72 hours).  We often have to wait for return phone calls to verify information from landlords and employers. We must verify your employment, rental history and credit.  The last two years of history from your landlord(s) is required, and this can take the longest time to receive. Make sure your application includes as much contact information as possible for your landlord(s) and employer(s).

Can I get PRE-APPROVED? If you are not in the Yuba-Sutter area or if you just want to get pre-approved before you locate a property, check the box on the application for Pre-approval Request. We will process your application and contact you when the process is complete. You can then select a property you qualify for.  Pre-approved applications will not receive a refund of any processing fees paid, even if a suitable property is not located or you change your mind.  Upon approval, your application will be valid for 30 days from the date of approved.  A deposit to hold the residence will not be accepted until you have personally viewed the property.

What if I have special circumstances that I need to let you know about? The more documentation you provide with your application the faster we will be able to have an answer for you.  If you think you may have a special circumstance that you would like us to consider when evaluating your application, write a letter explaining your situation and submit it with your application.  Our contract with the property owner makes it very difficult to rent to you if you have a negative credit rating or are not fully qualified.  The more information you can provide to explain your situation, the better chance you have of being approved.  In some cases we can accept no rental references if you have good credit and/or have a verifiable source of income.  If you have filed for bankruptcy, the bankruptcy must have been discharged at least one year ago, and you must have re-established good credit.  If you have been evicted or are in the process of being evicted, your application will be denied.

Are pets accepted? Certain properties will accept pets.  However, the property owner must give their consent to permit the pet(s), an additional security deposit will be charged, and you must sign additional forms with pet rules.  The additional security deposit will be at least $250 and the total deposit may be up to two times the monthly rental amount.  Aquariums in excess of 25 gallons will not be permitted without proof of renters insurance.

This is a printable credit/rental application for one applicant.  We do not accept emailed applications.  Fees are $25 per adult applicant.  Application fees may be paid with money order, cashier’s check, personal check, debit or credit card.  Application fees are non-refundable.

  1. Print out the forms, and complete ALL of the requested information.
  2. ALL APPLICANTS must submit the completed application IN PERSON along with valid photo identification to our office at 1110 Civic Center Blvd., Suite 102, Yuba City (530) 751-7040.  If you are applying to rent at an apartment community, you must apply IN PERSON at the resident manager’s on-site office.
  3. Deposits to hold a property will not be accepted until you have personally viewed the property.
