How do I know if a property is still available?
If the property is listed on our website, it’s likely still available. However, we receive applications 24 hours a day. We never know when someone new may apply for a particular property.

How long will it take to process my application?
Trident processes applications as quickly as possible, usually within 24-72 hours. We must verify your income, rental history and credit. The last two years of history from your landlord(s) is required, and this can take the longest time to receive. Make sure your application includes as much contact information as possible for your landlord(s) and employer(s).

Once we begin processing your application you will either be offered or denied the property. If someone better qualified is approved and rents the property, Trident will attempt to find another property to meet your needs.

Where can I get a rental application?
You can obtain a rental application at a property showing, at Trident’s corporate office in Yuba City, at the office of a Trident-managed apartment community, or you can download an application here on our website.

What do I do with my application?
You must hand deliver your completed application along with the application fee ($25 per person) and present a valid picture ID for each applicant.
Trident does not accept emailed applications.
If you are applying for a rental at one of our apartment communities, return your application to the on-site resident manager at that location.

Is there an application fee?
The application fee is $25 per adult (18+) applicant. Application fees can be paid with money order, cashier’s check, or personal check. Application fees are non-refundable.

Does my roommate need to apply?
Each adult (18 years or older) who intends to occupy the property must complete a separate application and pay a separate application fee.

What are the qualifications to rent?
Our guidelines require you to have a verifiable income of three times the monthly rent, two years of favorable rental references or home ownership, good credit with creditors who report to a credit agency, and a clear eviction record.
Negative credit ratings, lack of employment references, and/or a lack of income may be grounds for denial of your application.
Unverifiable income includes non-verifiable -ordered child support, alimony, business income without a tax return, and gift money.

Do you take cosigners?
Some properties will accept a cosigner if you lack credit or landlord references. If that is the case, we will accept a cosigner with verifiable income sufficient to qualify for both their own living situation and for the property they are co-signing for.
The cosigner must complete a separate rental application and pay a separate application fee ($25). Application fees are non-refundable. Cosigners will not be accepted for applicants with negative credit ratings.

How long before I can move in?
In some cases you can move in as early as the next day after your application is approved. However, your move-in date will be dependant upon when the current tenants vacate and how soon the property can be made ready for you. Move-ins are scheduled Monday through Friday from 9am to 4pm. Our move-in process takes approximately 2 hours to complete and all applicants must be present to sign the lease and inspect the home prior to the keys being released to you.

How long will you hold a property?
We can hold a property for 5 days.

Do I have to pay first and last month’s rent up front?
No. If you are fully qualified you will be required to pay one month’s rent and the full security deposit no later than the date you are scheduled to move in. The security deposit is not considered the last month’s rent. Deposits are only used to pay for damages or cleaning required to restore the property to the condition it was in when you received the keys. Security deposits may be as high as two times the monthly rental rate.

Can I get pre-approved?
If you are not in the Yuba-Sutter area, or if you just want to get pre-approved before you select a property, check the “Pre-approval Request” box on the application.
We will process your application and contact you when the process is complete. You can then search for a property you qualify for.

Your pre-approved application will be valid for 30 days from the date approved.
Note: We cannot accept a deposit to hold any residence until you have personally viewed the property.
There is no refund of processing fees paid for pre-approved applications, even if you are not able to find a suitable property or if you change your mind.

What if I have special circumstances?
The more documentation you provide with your application the faster we will be able to have an answer for you. If you think you may have a special circumstance that you would like us to consider when evaluating your application, write a letter explaining your situation and submit it with your application.

Our contract with the property owner makes it very difficult to rent to you if you have a negative credit rating or are not fully qualified. The more information you can provide to explain your situation, the better chance you have of being approved.

What if I’ve never rented before?
In some cases we can accept that you do not have a rental reference if you have good credit and/or have a verifiable source of income.

I filed for bankruptcy? Can I still rent?
If you have filed for bankruptcy, the bankruptcy must have been discharged at least one year ago, and you must have re-established good credit.

I was evicted? Can I still rent?
If you have been evicted or are in the process of being evicted, your application will be denied.

Are pets accepted?
Certain properties will accept pets. However, it is up to each property owner to define which pet(s) are allowed. An additional security deposit will be charged and you must sign additional forms showing you agree to the owner’s pet rules. The additional security deposit will be at least $250 and the total deposit may be up to two times the monthly rental amount.

Aquariums in excess of 25 gallons will not be permitted without proof of renter’s insurance.

  1. Print out the forms, and complete ALL of the requested information.
  2. ALL APPLICANTS must submit the completed application IN PERSON along with valid photo identification to our office at 1110 Civic Center Blvd., Suite 102, Yuba City
    (530) 751-7040. If you are applying to rent at an apartment community, you must apply IN PERSON at the resident manager’s on-site office.
  3. Deposits to hold a property will not be accepted until you have personally viewed the property.
