At Trident Property Management, we treat your apartment building just like we would if we owned it. With attention to every detail, landscaping, entryways, interiors and exteriors, our property management team delivers. We take pride in our ability to get you the best price and value for ongoing maintenance and repair. We routinely visit your properties, inspect the premises and monitor our own work. We first listen to your needs and then respond as quickly as possible. If you prefer a customized approach to management, we will create it for you.
These full service management services include but are not limited to 24-hour emergency services, building systems maintenance, leasing of all vacancies, full and comprehensive accounting series, supervision of all remodeling and repairs to buildings.
Trident will negotiate contractors for janitorial, security, grounds keeping, pool services, trash removal, and other services needed for your property. When contracts are awarded competitively, managers solicit bids from several contractors and recommend to you which bid to accept. We monitor the performance of contractors and investigate and resolve complaints from residents and tenants when services are not properly provided. Managers also purchase supplies and equipment for the property and make arrangements with specialists for repairs that cannot be handled by the property’s regular maintenance staff.

Our comprehensive financial package will keep you up to date on all of the activities at your property. It includes balance sheet, income and expense statement, budget comparison and a rent roll. In addition, we provide a complete review of your building’s insurance policies and pay city and county licenses, taxes and permit fees.

We hire, train and supervise all resident managers to provide excellent service to tenants. We ensure all managers adhere to strict company policies and all housing laws and regulations. Trident will free you from any worry about on-site management by handling all recruitment, screening, staffing, training, employee development and evaluation, and routine on-site inspection.
Resident Relations. Trident maintains smooth operations by keeping the proper balance between tenant/management relations. We assume responsibility for all tenant interaction in conjunction with the on-site manager. We have bi-lingual staff members available. Rules and timely rent collection are enforced through service of notices. Trident will screen all new applicants, enforce rules and regulations, serve legal notices and initiate eviction if necessary.
